What furniture items do you need in your HMO

When it comes to furnishing your House of Multiple Occupation what items do you need to put in place to be able to rent it as ‘furnished’?

Here is a list of the basic items that you should have in every room:

Living area

A living area may consist of a seating area, a dining area, and be a relaxing place for your tenants therefore you may need to incorporate furniture to suit all their needs in this one space:

  • Seating (sofa, chairs)
  • Dining table and chairs
  • Side table/coffee table
  • TV unit
  • Shelving unit

Kitchen

The kitchen will need to provide everything your tenants will need to cook food, warm up food, make a hot drink and wash everything up:

Electrical Items

  • Kettle
  • Toaster
  • Microwave
  • Airfryer?

Crockery/cooking utensils

Cleaning & Laundry Items

You may be providing a cleaner for the communal areas of your HMO however you still want your tenants to have access to the tools to be able to keep their own spaces clean too.

Bedrooms

Every bedroom space will vary on what you have in it depending on space. Some rooms may be large enough to include a seating area or a desk and chair for example.
